Turnkey Developer at Trane Technologies, based onsite in Jacksonville, FL, focuses on identifying and shaping turnkey HVAC contracting projects. The role covers scope development, accurate cost estimation, collaboration with local contractors, and proposal support to facilitate bidding and pricing decisions.
Responsibilities
- Develops comprehensive cost estimates covering materials, subcontractors, purchased equipment, labor (startup, service work, etc.), and related construction activities to assist Account Managers in bidding and pricing decisions.
- Forms detailed project scope aligned with the Account Manager’s conceptual scope, site evaluations, or published plans and specifications for competitive bidding through contracting channels.
- Produces cost estimates that include system sketches, defined scope, exceptions and exclusions, preliminary proposals, vendor and subcontractor quotes, and a points list.
- Maintains thorough knowledge of the scope, cost, and construction aspects of HVAC projects.
- Gathers project data necessary to define scope and estimate, including evaluating existing site conditions to generate a detailed project scope based on observations and needs.
- Analyzes project requirements using plans, specifications, and industry knowledge to compile precise cost estimates.
- Performs take-offs and pricing of purchased equipment to ensure accuracy of quantity, size, configuration, voltage, options, and related details.
- Reviews bid documents, existing conditions, and subcontractor proposals for potential conflicts and constructability issues.
- Facilitates pre-bid meetings with Account Managers to review scope and strategy.
- Identifies opportunities for cost savings and risk mitigation, optimizing job costs by negotiating prices with vendors and subcontractors for materials and services.
- Supports Account Managers in determining the need for outsourced engineering involvement and collaborates with Operations/Fulfillment to control cost variations through pre-bid validation and post-mortems.
- Provides technical support in pursuing Trane business, including participation on strategic job acquisition teams.
- Assists and supports all efforts related to project acquisition and customer satisfaction.
Requirements
- Four-year degree in Engineering or Construction Management or equivalent experience.
- Project management and HVACR related work experience is required.
- Experience with construction estimating, project bidding, and procurement.
- Working knowledge of mechanical, electrical, and plumbing systems, plus familiarity with HVAC operation, electrical systems, and temperature controls.
- Understanding of construction methods and ability to coordinate with subcontractors to obtain critical proposal information.
- Flexibility to work outside normal hours and weekends as needed, including some travel with occasional overnight stays.
- Valid driver’s license for at least 12 months and a clean driving record with no major violations in the past three years.
- Ability to spend up to 50 percent of time in customer-facing or field roles.

Work onsite with colleagues from Monday to Thursday. On Fridays, you may choose your work location based on project requirements and collaboration needs.
Compensation
Base annual salary ranges from USD 75,700 to USD 135,834.99. This position is classified as salary-based and eligible for incentives.
