Job Description
Senior Real Estate Developer opportunity at Ithaca Neighborhood Housing Services in Ithaca, NY (onsite) with a salary range of USD 75,000 - 100,000 per year.
Responsibilities
- Explore potential development sites considering zoning, cost, environmental impact, feasibility, and availability
- Under the Director of Real Estate Development, negotiate purchase contracts or option agreements
- Develop project concepts and initial cost estimates
- Create and lead project teams that include INHS staff and external consultants
- Develop financial analyses, project schedules, financing and operating plans
- Prepare initial feasibility assessments addressing site suitability, cost estimates, long-term viability, and market risk
- Present feasibility analyses to decision-makers and funders with recommendations
- With the Director for Real Estate Development, negotiate land and property purchase agreements and related vendor contracts
- Maintain up-to-date knowledge of local, state and federal affordable housing programs
- Develop viable project funding plans covering predevelopment, construction and operations
- With the Director of Real Estate Development, prepare grant or loan applications for funding from local, state or federal funders
- Oversee design alternatives developed by architects and other professionals
- Secure zoning and site plan approvals for proposed projects, including environmental reviews
- Obtain approvals of plans and specifications from local authorities and funders
- Coordinate financing approvals with all lenders
- Oversee contractor selection and contracts
- Monitor construction and contract compliance
- Monitor or coordinate disbursement and draw requests with accounting and finance staff
- Ensure timely closing of completed projects in collaboration with Finance, attorneys, funders and investors
Requirements
- Bachelor's degree in Business Administration, Real Estate, Architecture, Engineering, or Urban Planning and at least three years of professional experience in housing and real estate development, real estate finance or planning
- Financial analysis skills are required
- Excellent written and oral communication and interpersonal skills
- Ability to work independently and manage competing priorities in a fast paced, changing environment
- Basic knowledge of real estate law in New York
- Ability to engage effectively with diverse social and economic groups in community meetings and guide community discussions
- Ability to negotiate development and consultant contracts
- Intermediate proficiency in Windows-based software including MS Word, MS PowerPoint, Adobe Acrobat, and MS Excel
- Integrity, credibility and a commitment to INHS mission to revitalize neighborhoods and help low to moderate income people obtain quality housing long-term
- Preferred: Knowledge of federal, state and local public entitlement and affordable housing funding processes; experience obtaining planning, improvement and building permits; general knowledge of construction details and methods, especially wood frame construction; understanding of sustainable and advanced building techniques
